In most cases the builder offers a commission or referral fee to the agent that registers the buyer. The key with new construction is the Realtor must be there on your very first visit or the builder will not allow them to represent you, you will be represnted by the builder. If you bring a Realtor to register you on your first visit make sure they are willing to go through all the important steps with you. (i.e. contract signing, design center, loan meetings, home inspection, walk etc.) A Realtor should always be there for their client to protect and advise them properly to the best of their knowledge. They should no the area and make sure you are getting the best value for your money, educate on resale for the area, and provide you with community information especially regarding mello roos.
